Policies and information

Nestled in 11 acres of South East Devon countryside we aim to provide relaxing rural breaks for those wishing to experience all that the charming Jurassic Coast has to offer. Guests may explore our grounds featuring hidden ponds, nesting owls and River Kit where we have fishing rights in season. A variety of wildlife can be spotted including deer and the obligatory moles...or at least their hills!

 

Our thatched farmhouse is very old being 16th century and Grade II listed. Straight walls and level floors do not exist  One particularly interesting feature is the ancient 'central heating' wall bearing the graffiti inscriptions of ages past.  Due to insurance restrictions we regret we do not accept bookings for under 18's however sensible over 14's can be accommodated with adult disclaimer.  This is unfortunately beyond our control especially as those seeking accommodation for children often expect a discount whilst doubling our insurance premiums.  There are many accommodation providers nearer beaches suitable for children.

 

The age of the building and narrow steep stairs also presents accessibility issues with only the ground floor Woodland room suitable for those with restricted mobility.

 

We currently have one room only suitable for well behaved / assistance dogs. Guests may walk their pets in the grounds on a 'pick it up' basis :)  Dogs are charged at an extra £20 per stay.

 

BOOKINGS

 

We operate a two night minimum booking policy for all weekends and weekdays especially during the height of the season June-August inclusive and Bank Holiday weekends.  We may however be able to accommodate last minute bookings of one night if we do have availability.

 

 

We require credit or debit card details to secure a booking or a pre-paid deposit of £40.

 

CANCELLATIONS

 

Cancellations notified outside 7 days of the booking will not incur any fee.

Cancellations 6 to 4 days 25% of one nights rate

Cancellations 3 to 2 days will be charges at 50% of one nights rate.

Cancellations of less than 2 days will incur one nights room rate charge.

We urge guests to have holiday insurance in place.

 

PARKING

 

We have a large off road free parking area. Guests use and leave their vehicles and contents at their own risk.  Please be aware we do have some trees that shadow the area however they can drop some sticky deposits depending on the season.

 

CHECK-IN CHECK-OUT

 

Guests are welcome from 4 pm, check out 11 am. We can however be flexible with notice and can store luggage on final days for those wishing to enjoy the area without valuables in vehicles.

 

ACCESS

 

Guests are welcome to come and go as they please during their stay. Whilst the premises are locked at night door keys can be provided to those planning a late night return on condition their account has been pre-paid.

 

GETTING AROUND

 

We are in the countryside, outside of main towns and therefore recommend guests do travel by car. Local roads do not have pavements. We also recommend pre-booking taxis where required for local functions to ensure a service. Firms based in Axminster are preferable.

 

PAYMENT

 

We prefer payment in full upon arrival. Credit or debit cards are accepted or cash. We regret we do not accept American Express or Diners Club cards.

 

DAMAGES/LOST KEYS

 

We have worked hard to provide guests with a comfortable stay and do reserve the right to charge for any damages, lost keys or items removed.

 

 

BEDDING

 

All our pillows, duvets and mattresses have protectors and we avoid feathers where possible. Winter duvets are down/feather mix subject to availability, synthetic upon request.

 

 

Wi-Fi / MEDIA

 

The property has free wi-fi available, please request the access key.  Due to the thickness of the walls we will advise the best areas to log on.

TV's are flatscreen and have freeview.

Mobile phones can be problematic depending on the service provider and location. EE currently works best.

 

CRITTERS

 

Due to our rural location guests can enjoy the local wildlife.  Our list of wildlife now includes deer, rabbits, hares, barn owls, buzzards, kingfishers, foxes, badgers, stoats, barn martins, brown trout, flycatchers, robins, blue/great/coal/long tailed tits, finches (green/bull/chaff), woodpeckers (green and lesser spotted), crows, jays, collared doves, pigeons, kites, kestrels, hawks, voles, moles and woodlice.  The latter two are finding us irresistable and we welcome guest suggestions on deportation, they do however represent the joys of the countryside!

 

WATER

 

Guests are welcome to roam the land but need to be mindful of the several ponds, ditches, streams and water courses.  The Kit whilst described as a brook is a river and can be raging depending on the season so care should be taken near eroded banks. Wellies are a bonus.

 

COUNTRY WALKS

 

Guests should also be aware of any risks associated with walking in areas of long grass, woodland and rough/water-logged terrain.  Please cover up as necessary.
